## Why South Florida industrial is different

- **Hurricane code.** Miami-Dade and Broward sit in Florida's High-Velocity Hurricane Zone, so roofs, doors, and windows face stricter product approval rules than most of the country.
- **Trade gateway.** Two seaports and a major cargo airport make the region a front door for trade with Latin America and the Caribbean.
- **Scarce land.** The Everglades to the west and the ocean to the east limit where new warehouses can go, which keeps older infill buildings in demand.
